  • Gas SAFE certificate
  • An Electrical Installation Condition Report (EICR), until recently called a periodic inspection report
  • Arrange for your property be professionally cleaned
  • Advertise and find a suitable tenant for your property
  • Obtain the necessary references via a credited referencing agency
  • Collect and register a deposit on your behalf
  • Set up the tenancy agreement
  • Furnish the tenant with your account details in order for rent payments to reach you

 

Solution 2:

Full Management Service @ 10%

We will arrange the following on your behalf:

  • EPC certificate
  • Gas SAFE certificate

  • Arrange for your property be professionally cleaned
  • Advertise and find a suitable tenant for your property
  • Obtain the necessary references via a credited referencing agency
  • Offer and arrange for rent guard insurance at your discretion
  • Arrange for all utilities to be switched into tenants name upon commencement of tenancy
  • Arrange to take appropriate meter readings
  • Arrange for any utility liabilities to Landlord are met and accredited accordingly
  • Collect and register a deposit on your behalf
  • Set up the tenancy agreement
  • Collect and forward rent to your account monthly
  • Carry out inspections, ensuring state of repair of your property remains good
  • Deal with and arrange any repairs when necessary using accredited tradesmen
  • Deal with returning registered deposit to tenant

 

Solution 3:

Guaranteed Rent Scheme:

Logic View effectively becomes your tenant for a time period between 1-5 years (decided by you).

A lease is drawn up once a term has been agreed and rent negotiated. You will then receive the agreed rent amount on a set date each month regardless if property is vacant or let.
